Documents you’ll likely need

A lender generally needs information about both the buyer and the proposed co-signer or guarantor. This is a starting checklist, not a final list of lender requirements.

For each person being assessed

  • Government-issued identification, as requested.
  • Employment and income information, which may include an employment letter, recent pay records and tax documents.
  • For self-employed applicants, additional business and income records may be requested.
  • Information about existing mortgages, loans, credit accounts and other financial commitments.
  • Credit information and consent for any credit review, when required through the appropriate process.

For the purchase and down payment

  • Information about the planned property or a signed purchase agreement, if available.
  • Records showing the source and availability of the down payment.
  • Documentation of a family gift, if one is proposed and accepted by the lender.
  • Information about existing property ownership where relevant.
  • Additional property or closing documents requested later in the process.

For the co-signer or guarantor

The lender may ask for information about your own housing costs, assets, debts and other commitments. Your assessment is not necessarily limited to proving income.

Legal documentation, identity verification and advice requirements depend on the structure. Ask which documents you are expected to sign and discuss their meaning with a lawyer.

Keep sensitive documents out of the consultation form

The initial request form only asks for basic contact information and a brief description of your question. Do not submit your Social Insurance Number, account numbers, identification images, credit reports or tax documents there.
